Perfect Time Property Management is not a pre-paid rental listing agency that sells you a list of available properties. Perfect Time Property Management manages properties for owners who have hired us to act as their agent to manage their investment properties. The rental listings we provide to you are free. As a prospective tenant, you must meet certain qualifications. Please read the information below to determine if you qualify for one of our properties.

As a prospective tenant, what do I need to do to rent the property?

As a prospective tenant, you must meet certain qualifications. Please read the information below to determine if you qualify for one of our properties.

The first thing to do is to identify a property that will meet your needs. The next step is to contact our office at (626) 914-6777 to arrange a viewing; all prospective tenants should be available at the time of the viewing.

Once you have determined that you like the property, we will ask you to complete a rental application. You can ask for a rental application at the time of the viewing or complete the application here. This application must be completed in full and then faxed to (626) 914-4110 or emailed to us, so that we may process it. Make sure to have one filled out by each individual over the age of eighteen (18) who will be residing on the property and all information is legible.

How does the screening process work?

The screening process involves Perfect Time Property Management conducting a credit, employment/income, and previous rental history check.

To process your application we will run a credit check through a major credit bureau.

There is a $30.00 credit check fee per adult for the principal tenants residing in the home. We standardly require a credit score of
600 - 650 or higher.

Applicants must provide proof of income, a copy of your Drivers License and your last 3 pay stubs when submitting an application.

Perfect Time Property Management verifies the information provided for the legal ownership of the property and of the landlord you have listed. We will then contact the applicant's current and/or previous landlords and obtain oral or written references as to the applicant's payment history, late payments, damages, pet history and other related factors that pertain to tenancy. You must place contact name and numbers for your current and previous landlords on the rental application or we will be unable to process your application. 

If all information is verified satisfactorily, then we will begin the process to place you in the home you have selected.

What will I need to do to hold the property?

Once the application and the screening process are completed, and you have qualified for the property, the next step is to reserve the property for you. A move-in date will be agreed upon that will meet the landlord’s and the tenants needs. You than will be required to give a deposit to hold the property. Without a “Holding Deposit” we will continue to show the property to prospective tenants.

This “Holding Deposit” is generally $1000.00 and becomes part of your security deposit. If for any reason you change your mind after we have removed the property from our listings, the “Holding Deposit” will not be refunded.
